1. East Nashville
Just across the Cumberland River from downtown, East Nashville is the city's creative heart. You'll find restored craftsman bungalows, modern infill homes, and some of the best independent restaurants and coffee shops in town, especially in Five Points.
East Nashville isn't one neighborhood. It's a collection of distinct pockets: Lockeland Springs and Historic Edgefield for character homes, Inglewood and Cleveland Park for more value, and East Bank as the next big growth area.
Best for: First-time buyers and young professionals who want personality and a short commute.
2. Germantown
Germantown pairs 19th-century architecture with modern townhomes, a walkable grid of streets, and a nationally recognized dining scene. It's minutes from downtown and First Horizon Park, home of the Nashville Sounds.
Best for: Professionals who want to walk to dinner and skip the car most weekends.
3. 12 South
12 South is one of Nashville's most recognizable streets, lined with boutiques, cafés and murals. Sevier Park anchors the neighborhood, and homes range from renovated cottages to tall-and-skinny new builds.
Best for: Buyers who want walkability with a residential neighborhood feel.
4. Sylvan Park
West of downtown along Charlotte Avenue, Sylvan Park is a front-porch community with tree-lined streets, McCabe Park and Golf Course, and access to the Richland Creek Greenway. It's one of the most competitive in-town markets, with a median sale price above $1 million in recent MLS data.
Best for: Families who want in-town living with a strong sense of community.
5. The Nations
Once an industrial area, The Nations has transformed into a hub of breweries, coffee shops and new construction. You still get more square footage per dollar than Germantown or 12 South.
Best for: Buyers looking for in-town value and future appreciation.
6. Green Hills
Green Hills is where many Nashville families move and stay for decades. It offers excellent schools, The Mall at Green Hills, and the legendary Bluebird Cafe. Housing ranges from entry-level condos to multimillion-dollar estates.
Best for: Families and luxury buyers who want an established, central location.
7. Brentwood
Just south of Nashville in Williamson County, Brentwood is known for large lots, mature trees, highly rated public schools and a peaceful suburban feel, all within about 20 minutes of downtown.
Best for: Families who prioritize schools and space.
8. Franklin
Franklin combines one of the most charming historic downtowns in the South with Williamson County schools and a growing corporate presence in Cool Springs. Neighborhoods like Westhaven and Berry Farms offer a walkable, master-planned lifestyle.
Best for: Families who want small-town charm and top schools.
9. Mt. Juliet
East of Nashville in Wilson County, Mt. Juliet offers newer construction, Providence Marketplace shopping, and easy access to I-40 and the WeGo Star commuter rail. It's one of the fastest-growing cities in the state.
Best for: Commuters and growing families who want newer homes at a lower price point.
10. Hendersonville
Hendersonville sits on the shores of Old Hickory Lake in Sumner County. It offers lake access, boating and a relaxed pace, with home prices well below Williamson County.
Best for: Lake lovers and value-conscious families.
How to choose the right Nashville neighborhood
- Map your commute. Nashville traffic is real. Drive your route at rush hour before you commit.
- Check school zones by address. Zoning can change street by street, especially in Metro Nashville.
- Visit on a weekday and a weekend. Neighborhoods like Germantown and East Nashville feel very different on a Saturday night.
- Think about resale. Walkable, centrally located neighborhoods have historically held value best.
